 Mr Ballout explains “ Auctions are often used as a method of last resort by sellers, however there is a misconception that  the prices achieved are at rock bottom.”

Why auction ?

 Simply because auctions and estate agent sales are entirely different. “We are not looking to find a purchaser for our client but a number of purchasers who will come to the sales room to compete.” Competition between bidders creates an atmosphere of excitement in the auction room, and bringing out the cash buyers, gives vendors a definite message their property will be sold.

 

Illustrated by the recent spate of television programs on auctions, this is true of the forthcoming composite property auction because offers have already been received on an number of addresses due to go under the hammer in January

 

“Our sellers are also different. They will have legal packs available before the sale, because they know that on the fall of the gavel there is a binding contract.”

Purchasers are then given  a standard 28 days to complete the sale, minimising hassle for the seller.

Approximately1,000 catalogues are also sent out to addresses on our client database, as well as being distributed free of charge throughout newsagents and supermarkets across the entire region.

 

Traditional Estate Agency sales just simply cant offer this much exposure to potential buyers of your property, and this is reflected in the ratio of  sold auction lots both during, and prior to the auction taking place.

 

 

What if my property does not sell at the auction?

 Post – auction our services do not then stop either, if your property did not attract a successful bidder we will do our up most to negotiate a sale for you from bidders and previous viewers who did not quite reach your reserve price with their offers.

 

We will also offer expert, yet realistic advice about your next steps. Our priority is to sell your property. Special discounted rates are usually offered for auction re-entries, and we are also an estate agent as well as auctioneer, giving you as  the seller a wider choice of options.
